APPLICATION QUALIFICATIONS
Resident Qualifying Criteria and Application Requirements
Each resident over the age of 18 must submit a separate rental application. You’ll need to provide your contact information, where you've lived, who will be residing with you, income and other personal information. We’ll process applications in the order in which they are received and as quickly as possible.

Application Requirements
1. Proof of Income. All verifiable income will be considered. (Screenshots may delay your application. Altered or cropped documents will not be considered.)
- Two, most recent paystubs, and/or
- Signed Offer Letter, and/or
- Award Letter/Government Statements, and/or
- Verifiable Alternative Evidence, and/or
- Self-Employed Applicants: Most recent six months of bank statements and/or past two year’s signed tax return
2. Valid Identification
- Driver’s License
- State ID
- Military ID
- Passport
3. Residential History: Three years of rental history with landlord(s) contact information and/or documentation of home ownership.
4. Personal/Professional References: co-worker, family, friend, etc.
5. Authorization to Process your Application, Credit Check and Pay Application Fee.

7. Visit the property. To ensure the property meets your needs, we strongly encourage all applicants to visit in-person before submitting an online rental application.

Application Process
- Applications are processed in the order in which they are received. The average processing time is 24-72 business hours.
- If approved, you will receive notification and an offer to accept the lease terms.
- If denied based on credit, you will receive notification of Adverse Action.
- We will send a notification to all applicants once the property has been rented. Applicants not offered a lease will be refunded their application fee.
SELECTION PROCESS
Applications are processed in the order they are received, however, the selection and approval may not be in the order received. Applications will not be considered received nor will they be processed until all persons over the age of 18 years have submitted a separate application, all supporting documents have been received and reference contacts provided.
Selection is determined through a combination of the applicant’s move-in date, credit, income, references, and rental history. Furthermore, applicants who offer a higher monthly rental amount may have priority. Rockaway Residential reserves the right to request any additional information, documentation necessary, increased security deposit, or co-signers. Identification that is not current or that is not in a condition to be read will not be accepted. Screenshots as proof of income will not be accepted. Documents in parts, missing names or altered will not be accepted. Generally, co-signers and grantors are not accepted unless special circumstances prevail.
Applicants must complete the pet screening process. This is not only for pet and animal owners but also for residents and applicants that DO NOT own a pet or animal. Applications will not be considered complete nor will they be processed until a profile has been submitted to management from petscreening.com.
Applicants with prior evictions or with debt to previous landlord(s) will not be considered.
Misrepresentation, untruthful, incomplete applications, or refusal to supply documentation will cause an application to be denied.
We will not rent properties unseen. To ensure every aspect of the property is to an applicant’s satisfaction we will not offer or sign a lease until said applicants have physically visited the property.

Move-in Process
We are excited to welcome you to your new home. Our goal is to make the move-in process organized, transparent, and as stress-free as possible. Below you will find important information regarding applications, lease signing, utilities, payments, and receiving possession of the property.
OFFER TO LEASE
Step 1: Accept Your Lease Offer (Within 24 Hours)
•Respond within 24 hours to accept our offer to lease.
Step 2: Secure Your Home (Within 48 Hours)
• Sign the lease agreement electronically.
• Activate your resident portal and submit your security deposit.
Lease Offer Expiration: You must accept, sign, and submit all required payments within 72 hours of receiving your lease offer.
MOVE-IN PROCESS
Requirements 5 Days Before Move-In/Lease Start Date
Step 3: Provide proof of renters insurance and utility account numbers.
Step 4: Submit your 1st's month rent, 5 calendar days before of your move-in date.
If rent is not paid via the portal by this timeline, a cashier’s check or money order will be required instead.
KEYS & POSSESSION
Keys will be released once all move-in requirements have been completed, including:
• Signed lease agreement and required addendums
• Security deposit and all move-in funds paid in full
• Utility services transferred, when applicable
• Proof of renters insurance submitted
Please coordinate your anticipated move-in timing with our office in advance so we can help ensure a smooth key delivery process.
Move-in inspection will be completed with photo documentation shared through your resident portal.
Lease Start Date (aka) Move-in Date: We’ll hold a property for a future lease start date for a maximum of 30 days from the date the lease is offered. Your lease start date will be the date you will have access to the property. Access prior to the lease start date is not permitted.

Pet & Animal Policy
We understand that pets are cherished family members. Our pet-friendly approach means your beloved companions can be by your side in the comfort of your rental home.
Not all properties will accept pet(s)*. To see if the property is pet-friendly, please see the property’s advertisement or contact us.
OUR STANDARD PET POLICY:
- Additional Pet Rent $35 per pet, per month**
- Max 2 pet(s); Max weight 35lbs.
- Aggressive breeds not accepted
- Photo and recent veterinary documentation
- Meet and greet at the staff’s discretion
- Additional signed Pet, Service, OR Support Animal Addendum with the lease.

NOTICE TO ALL RESIDENTS & APPLICANTS:
Everyone must complete the screening process. This is not only for pet and animal owners but also for residents and applicants who DO NOT own a pet or animal.
If you do not have a pet, you are required to complete the screening process at no charge ($0) to acknowledge applicable no-pet policies.
If you have a pet, the pet profile fee is between $20-30***
There is no charge ($0) for submitting a reasonable accommodation request for a support animal. It will be reviewed by a legal review team per the FHAct guidelines.

Credit Reports
Applicants have a right to collect a copy their credit report.
Applicants are welcome to provide a recent copy of their report, however it is RRM’s policy to process the report through the same reporting agency for all applicants. RRM will consider applicants with a prior bankruptcy on a case-by-case scenario. Credit score, judgments, collections, late payments and debt-to-income ratio are all used in determining an applicant’s approval.
Government rent subsidy recipients' alternative evidence of ability to pay will be considered.

Move-out Process
Moving can be stressful, and our goal is to help make the process as smooth and transparent as possible. Below you will find important information regarding notice requirements, inspections, cleaning expectations, security deposits, and returning possession of the property.
NOTICE TO VACATE
Step 1: Submit Written Notice
• Written notice to vacate must be submitted in accordance with your lease agreement and California law.
• Please include your intended move-out date and forwarding address once available.
PRE-MOVE-OUT INSPECTION
Step 2: Schedule an Optional Initial Inspection
• Residents have the right to request an initial inspection prior to move-out.
• Inspections are scheduled no earlier than 14 days before your vacate date.
• The purpose of the inspection is to identify potential concerns that may result in deductions from the security deposit and provide residents with an opportunity to address them before vacating.
PREPARING THE PROPERTY
Step 3: Return the Property in Clean Condition
To help maximize your security deposit refund, please return the property in the same condition it was provided, minus normal wear and tear.
General move-out expectations include, but are not limited to:
• Remove all personal belongings and trash
• Professionally clean carpeting, if applicable.
• Clean appliances, cabinets, bathrooms, floors, and fixtures
• Replace missing light bulbs and damaged blind slats
• Sweep garages, patios, balconies, and storage areas
• Return all keys, remotes, parking permits, and access devices
SECURITY DEPOSIT
Step 4: Final Accounting & Deposit Return
Within 21 days of move-out, residents will receive an itemized disposition statement with supporting documents.
Possible deductions may include unpaid rent, cleaning, damages beyond normal wear and tear, missing items, or lease violations. Our goal is always to keep charges reasonable, fair, and well documented.
