CONNECTING YOU TO A SMOOTH MOVE

Availability of specific utility providers may vary depending on the exact location within San Francisco or San Mateo County. It is recommended to check with individual providers for service availability at a specific address.

Starting Utilities for a Hassle-Free Move

Plan ahead

It's important to start the process of setting up utility accounts well in advance of your move-in day. Your lease will identify who is responsible for the utility services you will need, such as water, electricity, gas, internet, cable, and garbage.

Contact the Utility Providers

Reach out to each utility provider to initiate the account setup process. You can typically do this by phone or through their website. They will provide information on billing, meter readings, and any necessary deposits.

Provide Necessary Information

Be prepared to provide the utility providers with your new address, move-in date, and any other required information they may ask for.

Update Forwarding Address

Make sure to update your forwarding address with the utility providers you currently use to avoid any billing or service issues after you move.

Ratio Utility Billing System (RUBS)

The Ratio Utility Billing System (RUBS) is a method used to allocate utility costs among residents in multi-unit residential buildings when individual utility meters are not installed for each unit. Instead of directly measuring each unit's utility consumption, we customize the RUBS calculation formula based on number of residents during occupancy. The allocation ratio is used to distribute the utility costs and collect a refund for your use.

Once the allocation is calculated, the utility costs are assigned to each individual unit based on their allocated share: divided by number of people. Charges will not be posted on the same day each month, rather based on the utility provider’s billing cycle and often after the consumption period for which they cover. This amount is separately billed to your account and payment is due within 30-calendar days of posting the charge.

Refer to the property's advertisement and lease terms to see if a specific property is utilizing the Ratio Utility Billing System.
